Section 19:4-5.41 - Neighborhood Commercial zone; use limitations(a) The use limitations in the Neighborhood Commercial zone are: 1. At all restaurants, the serving of food shall be the principal use. Entertainment shall be permitted only as accessory to the principal use and shall not be the main focus of the use on the site or in a specific restaurant. No accessory entertainment use shall occupy more than 20 percent of the restaurant's floor area.2. No fuel service station shall be located closer than 1,000 feet to another fuel service station.3. No car wash shall be located closer than 1,000 feet to another car wash.4. Fuel service stations, when permitted as a special exception use, shall not dispense fuel to semi-trailers.5. No residential dwelling units within a mixed-use structure shall be permitted to be located at the ground or first floor level of a structure.N.J. Admin. Code § 19:4-5.41
