Any part of an adjacent area which is at any time (1) zoned industrial or commercial under the authority of any law of this State, which shall include, without limiting the generality of the foregoing, zoning districts customarily referred to as "B" or business, "C" or commercial, "l" or industrial, "M" or manufacturing, and "S" or service and all similar classification.
