Rule 11-I555 - DENSITY - FLOOR AREA RATIO (FAR) (D-6)
555.1

The maximum permitted FAR for a building in the D-6 zone shall be the density achievable within the height and bulk permitted by the zone and any applicable sub-area regulations:

(a) If all of the building's FAR is devoted to residential use;
(b) If all FAR exceeding the non-residential density permitted in Subtitle I § 555.3 is devoted to residential use; or
(c) If conditions (a) or (b) are not satisfied, through the use of credits provided for by Subtitle I, Chapters 8 and 9.
555.2

Except for IZ Plus Inclusionary Developments, residential density in the D-6 zone is not subject to the Inclusionary Zoning requirements or bonuses of Subtitle C, Chapter 10.

555.3

The maximum permitted non-residential FAR of a building in the D-6 zone not employing credits in accordance with Subtitle I, Chapters 8 and 9 shall be 10.0 for a building with frontage on a street with a right-of-way at least one hundred ten feet (110 ft.) wide, and 8.5 FAR for a street with a right-of-way of lesser width.
