Rule 11-I524 - FLOOR AREA RATIO (FAR) (D-4)

524.1

Residential density is subject to the Inclusionary Zoning requirements and bonuses of Subtitle C, Chapter 10.

524.2

The maximum permitted FAR for a building in the D- 4 zone shall be 7.8, which can be achieved:

(a) If all FAR is residential and accesses the Inclusionary Zoning bonus;

(b) If all FAR exceeding the non-residential density permitted in Subtitle I § 524.4 is residential and accesses the Inclusionary Zoning bonus; or

(c) If conditions (a) or (b) are not satisfied, through the use of credits pursuant to Subtitle I, Chapters 8 and 9.

524.3

The maximum permitted residential FAR for a building in the D-4 zone shall be 6.5 for a building not subject to Inclusionary Zoning.

524.4

The maximum permitted non-residential FAR of a building in the D-4 zone not employing credits enabled by Subtitle I, Chapters 8 and 9 shall be 6.5.
