The maximum permitted FAR for a building in the D-3 zone shall be 9.0, which can be achieved:
Except for IZ Plus Inclusionary Developments, residential density in the D-3 zone is not subject to the Inclusionary Zoning requirements or bonuses of Subtitle C, Chapter 10.
The maximum non-residential FAR of a building in the D-3 zone not employing credits enabled by Subtitle I, Chapters 8 and 9 shall be 6.5.
The density of a building in the D-3 zone constructed as part of a PUD may be increased in accordance with Subtitle X § 303.3.
